Emergency repairs

If you are experiencing an emergency maintenance issue, please first refer to Page 3 of your Tenancy Agreement for the emergency tradespeople specific to your property.

What is considered an emergency repair?

Under the Residential Tenancies and Rooming Accommodation Act, emergency repairs include:

  • A burst water service or serious water leak

  • A blocked or broken toilet system or fittings

  • A serious roof leak

  • A gas leak

  • A dangerous electrical fault

  • Flooding or serious flood damage

  • Serious storm, fire or impact damage

  • Failure or breakdown of the gas, electricity or water supply

  • Failure or breakdown of an essential service or appliance for hot water, cooking or heating

  • A fault or damage that makes the property unsafe or insecure

  • A fault or damage likely to injure a person, damage property or cause undue inconvenience to a tenant

  • A serious fault in a staircase, lift or other common area that prevents or significantly restricts access to the property

 

If your maintenance issue is not listed above, it is considered a routine repair and should be reported during normal business hours using our maintenance request process.
